Cabinets & More

It's raining today at Lot 95, which was enough to delay the roofer from hanging the tin roof.  But he did manage to get 1/2 of it complete.  Also, when we left to Walmart and came back, the new door was installed, and also the cabinet folks were busy in the kitchen.

Here are a few photos I took...












Also, I asked one of the carpenters to borrow a tape measure and proceeded to measure out the height of the floor to cabinet base where the refrigerator goes.

It measured 68 5/8" which to me seemed a little low and might not accommodate fridges that are 31 cu. ft.  In fact if they lay down hard wood in that space, I am looking at even less, perhaps 68 1/4" inches to play with.  

What height did you get?  

Aside from this concern, the kitchen cabinets are looking SWEET!  The front door looks SWEET!  The fireplace looks SWEET!  And the tin roof is looking SWEET!

UPDATE: PM assured me to pick out the fridge I wanted, and not to worry about it not fitting.  If it doesn't fit, he would fix it so it will.  This was great news to hear :)

    Our 28 cu. ft. refrigerator is 69 inches high... I guess we should measure the height to be sure it'll fit. We measured the width and that is fine, but we didn't measure height because the hardwood wasn't in yet. It looks like most refrigerators are between 68.5" and 69" high (without hinges).

  2. I am glad you brought that up! We went and checked ours today and the height without wood floors is 72". Our 31 cu ft fridge is 68 3/4" high.

  4. Hi Isz! It looks like your home is progressing nicely! I was wondering about your front door. Is this a standard door for your elevation or did you request it? We want a similar door but were told that it did not come as a part of our elevation (we are an E) and wasn't even an option as a non-standard request. Both our SR and PM told us that due to our particular HOA that we would have to send in a request (which costs $$) to get this approved and that we would have to wait to install until after closing.

    Also- are you getting a range instead of a microwave? We noticed that the cabinet above the stove opening is deeper and higher than the other cabinets. I hope that our PM can come through on ensuring that our regrigerator fits (its 70.25 in). We asked at the beginning whether this would be a problem and he assured us that he could make it work.

  5. Ya, Elevation N depicts it... and it's also on the Model down the street. When I temporarily switched elevations (was either C or E) I noticed a huge drop in cost, as well as no glass door. This, the hip roof, the double gable roof, the carriage garage door, and some other 'N' characteristics was like a $7500 difference, maybe even more. My guess is the door is around $2,000 retail, probably like $500 though out of their pocket. Anyway, the exterior of the house was important to me, and I really liked 'Cottage Style' so I switched back to Elevation N and felt the cost was worth it. Lowe's has a lot of nice doors also if ever you wanted to DIY.

    As for the cabinets, I asked my PM if there was any chance he could bump out the cabinet where the microwave goes to create some dimension. I had no idea they would put in a full height cabinet as a result. Anyway, I am really happy he honored the request because the protruding cabinet will appear flush with the microwave, and it gives dimension to an otherwise flat row of cabinets, as was present in the Model. The extra height is a bonus, and it still mounts flush to the back of the wall.

    Additionally, we weren't expecting slide out shelves in the lower cabinets... a nice surprise. And, we weren't expecting power to the gourmet island. There is a 120V 20amp (I think, it's a yellow colored wire) running under the cabinet, so if I wanted to install a wine fridge there I could eventually. Woohoo!

    I'm a little nervous about the refrigerator height. My PM too said he'd work with us, and to let him know what height we were looking at. The one I emailed him was a Sumsung like Nadase, and was around the time of Black Friday (so plenty advance notice)... there's no chance it would fit now, and I am guessing the floor will eat up a good 1/4" or more.

    Maybe he will have a trick or two up his sleeve, but at the moment he is out enjoying a little R&R over the holiday (don't blame him).

    There are a couple other issues outstanding I am holding back on since I want to given them a chance to fix them. I'll post about them later, but I want to do it with a good attitude knowing they were resolved, so I can give them some good press :)

Yeah...we've got the same PM and he has a list of things from us as well but he's been pretty preoccupied due to some hiccups (that little incident with the backhoe running into our foundation, our stone delivered to the wrong lot, having to get a whole new crew for drywall, etc.) We spoke with him during the pre construction meeting about the cabinets and gave him the specs on the refrigerator that we were getting and he also assured us that it wouldn't be a problem. I just hope he remembers and to help him with that I sent him a quick BTW email. He REALLY needs to come through for us on this because we actually did get the refrigerator over Black Friday (couldn't resist the great deals!) I think he will do all that he can but it does make me nervous that the space is shorter than what we need and the floor isn't even in yet. Of course, our cabinets aren't up yet so maybe that will help. It seems that all he needs to do is get a shorter cabinet for over the refrigerator but still keep the top of the cabinet flush with the rest. In looking over the Timberlake website there are a number of different sizes. To your point I want to give him a chance to get it done...he's been pretty good about everything else so far!

    2. I was drooling over your door, too. Mine is boring!

      It should be fairly easy for them to just hang all the cabinets 2" higher. Wouldn't you think? I wish I'd thought to ask about the cabinet bump-out, because having the alternate microwave location has seriously limited my cabinet space. Of course, I also lost an entire island cabinet to an oven...maybe I shouldn't complain...

      You SHOULD have been expecting the slide-out cabinets. I did a post about them! ;) I'd have been more surprised if you didn't get them, they seem pretty standard for our region.

      It seems unlikely that we'd have the same PM, but I know that mine has been working over in your area...his initials are RH? And I don't mean Ryan Homes! :D

    2. Hi Nadase and thanks for the welcome! I am following your blog and a few others. I am waiting to get started once my Moms house sells. She is going to be making her home in our basement. We will be renting out our current home. Our Rome elevation N will be around the corner and up the street from Isz. It has been great to learn so much from everyone's experience. We will be a bit different since we are finishing off the larger basement storage room with bifold doors to my moms and laundry and will be installing a full kitchen by ikea after closing. I guess I could post about our selections and such so I will have to get started soon. :)

  8. First and foremost Isz Wisz, it is a pleasure watching your elevation N coming to life!!! So happy you decided you became a blogger. :-) I absolutely love our ROMEs!! Okay, enough boasting! lol Our refrigerator measures 69 7/8 inches tall and is 28 cubic feet which still allows some breathing room on the sides and the top. They did install the hardwood to the area where the fridge sits and your fridge should be a perfect fit in the opening. The only reason I did not choose the 31 cubic feet was because the Samsung with Apps did not come in that size.

    2. Thanks Nadase! Somehow I thought it was a request. To fix the fridge height issue, if I had to guess, they could saw off part of the top so the cabinet could be bumped up. I was going to put crown molding on after the fact, but now it may be required to cover up the fix. We shall see.

  9. This is one of the best elevations on any Ryan home (including ours) that I've seen. I really, really like it. It's got a lot of character and stands apart from the usual suspects. Excellent choice Isz.

  10. On good note... PM contacted me today and said not to worry or stress at all on the fridge... just go pick out the one you want and if it doesn't fit, we will make it work. That is awesome news!

  11. Isz we have been wondering also if your fridge will fit, like you we purchased one in november when the deals were awesome. So I couldn't even return it at this point. It has been one of those issues I have ignored and said.........It HAS to fit there is no choice.........that has been working for me so far...LOL

    I guess during our walk thru on friday I better finally address that issue.

    Will it look ok if they bump up the cabinet a bit?

    1. It will not look ok. If there isn't enough vertical height for your fridge, there are only two solutions. 1) they will need to cut into the bulkhead above the cabinet to create and inch or two of space, and then raise all wall cabinets up to fill up that space. Or, 2) create a custom cabinet that is less vertical height, but still permits the top of the cabinet door to align with adjacent cabinet doors.

      Option 2 is clearly the better choice.

      As amazing as the Rome is, there are just a couple problems with its design. The fridge height is perhaps the most obvious, and from my readings and own experience, RH has to deal with regularly.

      1. Fridge height/bulkhead placement
      2. Small master bathroom
      3. Small mudroom
      4. Small garage depth/height

      There may be others, and I tend to think the last three in the list above are a bit more subjective. Otherwise, the layout is great, and it's obvious why this model is quite popular.

    2. Or 3) Cut a slice off the bottom of the cabinet...there's a good inch, maybe inch and a half between the bottom of the frame and the level of the shelf. Taking a quarter inch off of that probably wouldn't affect structural integrity that much. Just don't put your heaviest pot up there, and really who would put that above their fridge anyways?

      As far as #2, surely there already exists a shorter cabinet without it having to be custom. It might be much more clearance than needed, but it's still better than #1.

      And don't forget...just because it clears as far as *installation* goes, doesn't mean the cabinet doors will open. If you have a top hinge the doors might not open all the way...one of ours does, just barely, but because of having to level the fridge the other door runs into the hinge of our french-door style fridge. A minor inconvenience for me, because I put stuff I almost never use up there, but you might have a different plan.

    3. Very true... my only thought on 3) is the quality of the cut. These cabs are refabs. If cut on top, then the cut could be hidden with molding. Not sure how the bottom would work out. Anyway, PM was cool with #2.

  12. Hi Isz! I have a few more questions on if something is part of elevation N or a change you made. . . Of course I have been creepily stalking your house since its two minutes from our current home. :) Did you decide not to get a front porch light and instead do the recessed lights? Did you choose to have two garage lights and a lamp post? I'm not sure how to figure out what's actually included in the N and that's what we chose. You'd think I would have done more research, but I just loved the porch and roof. It's exciting to see lights on! You are so close!! Anywho sorry to be your creepy future neighbor.
